The Taj Group, the country's top luxury hotels chain, has entered into an arrangement with the Delhi-based Claridges Group, owned by Suresh Nanda and his son Sanjeev, for the Sea Rock Hotel, which has been renamed The Claridges Mumbai.

Confirming the development, R K Krishna Kumar, vice-chairman of The Indian Hotels Company Ltd (IHCL), told DNA Money, "The arrangement will be to provide technical and management expertise for the restoration and operation of the hotel, when the redevelopment of the property is completed."





IHCL owns and manages Taj properties under the Taj Hotels Resorts and Palaces brand. Its 368-key Taj Land's End hotel is right opposite the Sea Rock in Bandra in suburban Mumbai.

Between Taj Land's End and Sea Rock, which has 440 keys, IHCL will own about 1,000 rooms, becoming the chain with the largest room inventory in that part of the city. "We believe that considerable synergies can be generated by an association with the Sea Rock Hotel. When the reconstruction is completed, the combined operation will be able to enjoy a leading market position in north Mumbai," Kumar said.





He, however, refused to comment on the branding of the Sea Rock under the new arrangement. The Nandas' initial plan was to relaunch the hotel under the Mandarin Oriental brand. In an earlier interaction with DNA Money, Peter Leitgeb, president and CEO of The Claridges Hotels & Resorts, Sea Rock's holding company, had said that a letter of intent (LoI) in this regard was in place already. But the Claridges Group's website continues to list the Mumbai hotel as The Claridges Mumbai (opening in 2011).

With the arrangement with Taj, the LoI between Claridges Group and Mandarin Oriental logically stands terminated. This also means that Mandarin's attempts to re-enter the Indian hospitality space have failed again. Until 2001, the international hotel chain had a presence in India through its management and marketing association with Indian Hotels & Health Resorts' luxury spa resort Ananda in the Himalayas. Claridges Group officials, including Leitgeb, were unavailable for comment.

The property which is now Taj Land's End was acquired in 2002 when the Taj Group teamed up with ICICI Trustee Services (I-Ventures) to pick up the then Regent Hotel from the Lokhandwala Group for Rs 452 crore. Post the acquisition, the hotel was rebranded Taj Land's End. The IHCL management will soon be beefing up the capacity at the hotel, adding 130-odd rooms to the existing property to take the total room inventory to 500.

Editor| I worked at the Taj Lands End and can assure you the property is world class. I visited the Sea Rock as a child and couldnt imagine a better hotel then. This is a brilliant stroke.
Maybe they can bridge the two properties like the Hinduja hospital in Mumbai!
